Window Sash Repairs

Regularly inspect the window sashes for damage, mildew, and mold. If you catch these issues early, you can save money on repairs in the future.

The sash is an interior frame that is vertically moved upwards or downwards in windows that are open. This article will show you how to perform several simple repairs to sash.

Weather Stripping

Wood window sashes give a classic aesthetic to your home. If properly maintained, can last for years. However, they can become damaged or degraded as time passes due to exposure to the elements and wear and wear and tear. Weather stripping is the primary issue to take care of when fixing windows that have sash. It's on both the frame and sash. If it's damaged or worn out, it can lead to drafts and other issues. Sash Hardware

The good news is that fixing and replacing this hardware is usually very simple and cost-effective. If a sash is difficult to operate you can try spraying some lubrication into the jamb channel then slide it open to see if it solves the issue. If not, the problem is most likely due to the sash balance, and you'll need to take out the sash to access the hardware.

Ideally, window sashes should swing open and closed with very little effort, however, this can be an issue when the weights are worn or if the sash's meeting rail isn't properly coated. This issue could be caused by various reasons such as the lack of maintenance or an unmatched weight rating.

If the hinges on the window begin to move, this can cause the sash drag and eventually hit against the frame at the opposite corner (Photo 1). To fix this problem, first ensure that the sash fits squarely in the frame's opening and then remove it from the window. If the sash has been screwed to the hinge arm, you'll need to loosen the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Old windows, especially those in older homes, can be difficult to close and open due to hinges that are sagging and a general inefficiency. In many instances, a few minor repairs can turn these windows into smooth operation again and save the homeowner cash on energy costs.

It is crucial to have the tools needed before you start. Mark the hinge channel location on the frame (Photo 1) using a pencil. This will help you to position the channel in the proper location after you've completed. Remove the sash and then remove all hardware including the parting beads cords, chains, and cords that help to hold the sash. Soften any hardened putty using a heat gun set to medium and fitted with a shield for the nozzle. Take off the old sash and store it in a bag with a label.

Sash Weights

If your window sash repairs are to replace a broken cord or simply to keep the windows functional and functional, replacing worn-out weights for sash will improve its operation and reduce the energy cost. Sash weights are composed of heavy lead or iron cylinders that are encased in a concealed cavity and are connected via ropes to the moveable window sash. These weights act as counterbalances and allow you to open and close the window without the need for mechanical or electrical devices. If they fail, sashweights tend to be left unnoticed or disabled by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to retrieve, so you will want to find a new one that fits properly. You will also require a new piece of string, a length of sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Older windows made of wood are joined with mortise and tenon joints. The wood pegs holding the parts together can be removed using the use of a pin punch and hammer. Sashes that were made later in the century used glue instead of pegs and can be separated by cutting the glue line with a knife, then tapping the mortised area loose using a mallet.

After the sash is removed then you can take out the sash stop and gain access to the weight pocket. Usually it is done by drilling a hole near the bottom of each jamb. This hole is covered by an access panel of wood that can be cut off to allow you to observe the inner workings of the frame.

After you have the sash stopped and the access panel removed, you will be able to take off the weight from the sash and replace it with the new. Weigh the sash first to ensure that the weights you have may not be the correct size. Once the new weight is installed, tie a string to it and thread it through the pulley for the sash. Then, you can nail the string to the frame, leaving a few inches of string hanging from the head for future adjustments.

Sash Cords

In the majority of double Glazing repairers-hung windows, a cord or chain is connected to the weights. This keeps the sashes of the jamb in a balanced manner. Over time these cords can break, making it difficult to raise the window. A new sash cord will give you the ability to move the sash up and down and hold it in place when opened.

You should be able to move the sash back and forth without difficulty, though it might require lubrication if it feels stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to extend from the pulley at the top of the jamb to the sash slot at the bottom. Cut the cord or chain and fix it as described in the previous step. You can either employ a hammer and screws or nails, however nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you have purchased a kit to replace the counterbalance. It's not expensive to buy them from architectural salvage stores and they'll be simple to install once you have the sash open. Based on the size of your window, two or three sash weights could be needed to keep the sash in an open position.
